I have some rental properties that I managed myself over the years with some success, but I was looking to do better and give the book Jamaine Burrell to get some information. Her book, Toolbox The Rental Property Manager to do the trick!
The toolkit has all the tips, advice, forms and sample letters that someone might need to make the transition from an “amateur” rental property managers, like myself, to a professional. I can see a number of areas where I have taken the best approach in the past (especially in the uncontrolled children) and I think the advice of Burrell is, I can not only be more effective manager, but do much more money.
The book covers all the bases, including financial and legal issues, options real estate, advertising, finding and checking potential tenants, tenant problems and complaints management and sale of property and includes a CD with all of the forms discussed in the book. This is a great resource for anyone who intends to get into property management or those who, like myself, who manages the property without benefit of professional advice.

The toolkit Rental Property Manager is very well written and very nearly complete book for the new owners, but not quite. As a new and reluctant owner of this book was a great and undeniable support to overcome a very steep learning curve and a great ignorance on my part. Moreover, where is the rental? The number of forms including but not lease is boilerplate. Also, on page 152 of credit history does not mention is given to any of the many websites you can get information they are supposed to credit for potential renters. I had to take my chances on what I could find myself and spoke with two professional property managers, neither of which have credit reports either. I had to go to a software program or a lawyer for two other elements as well. A solid four stars, though!

This book is written for those currently involved in exploration and ownership of rental property. This chapter also highlights the importance of finding the right real estate agent, lawyer, accountant and financial advisor.
Also included with the purchase of the book is a CD-ROM featuring pre-written forms, agreements, letters, legal notices. Samples of the documents are also included in the book, as the tenant newsletter and a letter of violation of the rental agreement. Legal documents are often intimidating and difficult to understand in one reading. I found the inclusion of these documents enabled me to review, research, and understand any document in my own pace.
The information presented in this book will allow the rental a property manager to be active rather than reactive, preventing small problems from sticky situations. I recommend this book to anyone involved in rental property management industry is interested in simplifying and streamlining their operations.
